Where students live

On campus (Vestal): Binghamton University's residential communities — including Newing College, College-in-the-Woods, Mountainview, Susquehanna and Hinman — plus apartment communities for upperclass students. SUNY Broome students have a Student Village residence option in nearby Dickinson.

West Side: The classic off-campus student neighborhood — houses on and around Riverside Drive, Seminary Avenue and Leroy Street, a bus ride or drive across the river to campus.

Downtown: Modern student apartment complexes and loft-style living near Court Street, with restaurants and nightlife at street level.

Vestal Parkway complexes: Larger, amenity-heavy apartment communities marketed to students, with shuttles to campus.

The leasing cycle — timing is everything

Off-campus signing for the next academic year typically begins in the fall — often October and November — and the most sought-after houses are gone well before spring. Do not panic-sign the first house you tour, but do not assume you can start in April either. Tour in a group, agree on a budget (including heat) before you tour, and decide your non-negotiables in advance.

Roommate & lease tips

  • Understand whether you are signing a joint lease (everyone is responsible for the full rent) or individual leases — it changes everything if a roommate leaves.
  • Ask who is responsible if one roommate does not pay, damages a room, or leaves mid-year.
  • Photograph the entire unit at move-in and email the photos to your landlord that day.
  • Agree in writing, among roommates, on guests, quiet hours, cleaning and utility splitting.
  • Know the guarantor requirements before you fall in love with a house.
  • Check the City of Binghamton's rules on occupancy and the property's certificate of compliance where applicable.
Parents: The cheapest bedroom is not cheap if heat is excluded, parking is an extra scramble every night, or the lease makes your student jointly liable for five strangers. Read the lease, not the Instagram tour.
